The seven steps

Most real estate transactions start with a listing and end with a sale. Downsizing is different. It involves decisions your family has been putting off for years, belongings that hold decades of memories, and emotions that do not fit neatly into a 30-day timeline.

We have built our process around that reality. Here is what working with us looks like, step by step.

Initial consultation

We start with a conversation, not a contract.

Before anything else, we sit down with you, at your kitchen table, on the phone, or on a video call. We listen. We ask questions. We share how we work.

By the end of the conversation, you will have a clear sense of whether we are the right fit, what your options look like, and what a plan might involve. There is no commitment at this stage, and there is no charge either.

Sort and organize

Nearly every client we work with feels overwhelmed by the stuff. We have built a gentle, systematic approach to sorting: handling one area at a time, at a pace that feels manageable, with our trusted organizing partners when that helps.

You decide what stays, what goes to family, what gets donated, and what moves on. We never throw anything out without your blessing.

Prepare your home

Before we list, we help your home look its absolute best. That often means a deep clean, light repairs, decluttering, and professional staging. We coordinate everything with our trusted partners, and we tell you honestly what is worth doing and what is not.

List and sell

When your home is ready, we list it with the kind of marketing, photography, and market positioning your home deserves. Our team has decades of combined real estate experience and deep knowledge of the West GTA market.

Where you're going matters as much as what you're leaving.

In parallel with the sale, we help you find your next home. That might be a condo, a bungalow, an adult-lifestyle community, or a retirement residence. We have experience with all of them, and we have relationships with many of the best communities across the West GTA.

We will tour options with you, give honest feedback on each, and never steer you anywhere that does not fit your life.

Pack and move

Moving day, handled.

We coordinate senior-friendly movers we have worked with for years. They pack with care, they move with patience, and they treat your belongings the way you would. You do not lift a box unless you want to.

Settle in

Your first night should feel like home.

Our organizers unpack and set up your new home: the kitchen stocked, the bed made, photos on the wall, everything where it should be. Many of our clients tell us this is the part that surprised them most: walking into a home that already feels like theirs.

What it costs

Straightforward, like everything else we do.

Our real estate services are compensated through standard commission on the sale of your home, the same as any full-service realtor. The coordination, planning, and support we provide throughout the downsizing process is included at no extra cost.

Partners we bring in (movers, organizers, stagers, etc.) each bill for their own services, and you will always know the cost before anything begins.

We would rather tell you this upfront than have you wonder.
